Mandatory EICR Renewal Date Due

In the UK, landlords are legally required to obtain an Electrical Installation Condition Report (EICR) for rental properties. This was introduced in July 2020.

  1. Legal Requirement
    • In England, landlords must have a valid EICR every 5 years for all rental properties (since 1 July 2020).
    • In Scotland, it has been mandatory since 1 December 2015.
    • In Wales, it is strongly recommended but not legally required (except for Houses in Multiple Occupation—HMOs).
    • In Northern Ireland, there is no general legal requirement, but landlords must ensure electrical safety.
  2. Who Can Conduct an EICR?
    • A qualified and registered electrician must perform the inspection.
  3. Tenant Notification & Compliance
    • Landlords must provide a copy of the EICR to tenants within 28 days.
    • If requested by local authorities, it must be provided within 7 days.
  4. Remedial Work
    • If the report identifies any Category C1 (Dangerous) or C2 (Potentially Dangerous) issues, repairs must be completed within 28 days.
  5. Penalties for Non-Compliance
    • Fines of up to £30,000 can be issued for failing to comply.
